How to Qualify Your Household Successfully
This virtual training course will provide an intensive look at the process of qualifying households for the Low-Income Tax Credit (LIHTC) Program.  It will include how to review important documents regarding the funding of a LIHTC property.  It will also provide an overview of program limits, student status, eligible household members - who is or is not counted, verification requirements, and calculation of income and assets to determine household eligibility.

Property Management 101

In this virtual training you will learn how to build a “toolbox” of important documents that all managers of Low-Income Housing Tax Credit and HOME funded properties should have. We will also review a list of commonly used affordable housing acronyms and best practices.

Understanding PHFA LIHTC Compliance Requirements

This virtual training will provide guidance on how to meet various Pennsylvania Housing Finance Agency (PHFA) Low-Income Housing Tax Credit Program and PennHOMES Program requirements. It will indicate the PHFA policies and procedures that must be met, including a timeline of when documents are required to be submitted to PHFA and what to expect during an annual management review.

Low-Income Housing Tax Credit/Basics Workshop

This training will consist of a general introduction to LIHTC basics including an overview of the compliance and credit periods, the extended use agreement, optional charges, utility allowances, and acquisition/rehab issues. Household and unit eligibility will be covered. Certifying the eligibility of tenants will be covered in detail including (but not limited to) such topics as the application process, asset and income verification, and leases. Compliance and monitoring will be discussed.

Advanced Low-Income Housing Tax Credit Workshop with HCCP Exam

This two-day training will consist of the following:

Day 1 will focus on Critical Elements of the LIHTC Program to include Eligible Basis, Qualified Basis, Applicable Fraction, and Utility Allowances.

Day 2 will focus on LIHTC Basics, Asset & Income Calculation and Compliance, and the HCCP exam.

Part 1: HOTMA- How it Affects the LIHTC Program

The Housing Opportunities Through Modernization Act (HOTMA) of 2016 required the largest revision of HUD regulations in decades.  The final rule was officially published on February 14, 2023, which brought changes to multiple areas, including standards for income determination. In this virtual training we will explore several of the complex provisions in the HOTMA final rule and focus on how they affect the Low-Income Housing Tax Credit (LIHTC) program and when these provisions must be implemented.

Part 2: HOTMA- How it Affects the HOME Program
