KAREN WERT
Karen Wert, Senior Tax Credit Compliance Specialist, has more than 18 years of property management experience in the Affordable Housing Industry including the LIHTC, Section 8 and Tax Exempt Bond Programs and she has worked with nationally known management firms such as AIMCO and Pennrose Properties. Karen maintains an Accredited Residential Manager (ARM) designation, is a Registered Apartment Manager (RAM), Housing Credit Certified Professional (HCCP), and a Specialist in Housing Credit Management (SHCM). Karen is also an approved trainer and distributor of the HCCP Certification Exam.
As Senior Tax Credit Compliance Specialist Ms. Wert is responsible for training all new employees to ensure consistency with MLCM procedures; distributing the client portfolios among the MLCM staff; insuring that the delivery of services to our clients continues to be superior; conducting tax credit training workshops; and identifying potential clients. As the resident expert on the HUD handbook 4350.3, she is a knowledgeable reference on the income eligibility requirements for Section 8, LIHTC and other affordable housing programs. With this background she brings firsthand experience to the training of managers and staff.
Karen also supports the overall efforts of MLCM by assisting in the development and distribution of compliance materials and updates; maintaining open and ongoing communication with her portfolio of clients in order to continue to provide excellent customer service; assisting clients by clarifying tax credit practices and procedures: reviewing tenant files for eligibility and compliance issues; generating reports and the preparation of training manuals and related documentation.
